JRE operates as a property management, marketing, and booking intermediary for residential units and serviced apartments. JRE acts solely as an administrative and operational agent between property owners and guests/tenants and shall not be deemed the owner of any property unless explicitly stated in a separate written agreement.

To the fullest extent permitted by applicable law, JRE hereby disclaims any and all liability, whether direct or indirect, arising from the use, occupancy, or rental of any listed property, subject to the following terms:

1. Scope of Responsibility

• JRE's responsibility is strictly limited to managing reservations, coordination, and operational support.
• JRE shall not be held liable for any legal, financial, or contractual disputes arising between the property owner and the guest/tenant.

2. Property Condition and Services

• Properties are delivered in clean and habitable condition at check-in, in accordance with standard hospitality practices.
• Any issues related to cleanliness, maintenance, or functionality must be reported immediately upon check-in. Failure to do so shall be considered implicit acceptance of the property's condition.
• JRE shall not be liable for service interruptions or failures beyond its control, including but not limited to electricity, water, internet, elevators, or building facilities.

3. Personal Belongings and Damages

• JRE bears no responsibility for the loss, theft, or damage of personal belongings, valuables, or cash belonging to guests.
• Guests are fully responsible for any damage to the property or its contents resulting from misuse, negligence, or violation of house rules. JRE reserves the right to claim compensation for such damages.

4. Cancellations and Refunds

• All cancellations and refunds are governed by the terms and policies of the booking platform used and/or the signed rental agreement.
• Refund requests submitted after check-out or completion of the stay shall not be valid unless supported by documented and verified evidence.
• Complaints raised after the stay has ended do not constitute grounds for refund unless proven otherwise.

5. Force Majeure

JRE shall not be held liable for any delay, cancellation, or loss caused by events beyond its reasonable control, including but not limited to:

• Natural disasters
• Government regulations or restrictions
• Security or emergency situations
• Public service failures or unforeseen technical issues

6. Marketing Content and Accuracy

All images, descriptions, and specifications are provided for marketing and informational purposes only. Minor variations may occur and shall not constitute a breach of contract or legal obligation.

7. Legal Acknowledgment and Acceptance

By completing a reservation, signing a contract, or using JRE services, the guest/tenant expressly acknowledges, accepts, and agrees to all terms stated in this disclaimer, which shall be deemed legally binding.
